Both rental homes and homes for purchase are in short supply in Columbia County.

The lack of quality, obtainable housing destabilizes households and displaces residents.

Local workers are forced to live outside of the County, adding to their cost of living (gas, wear and tear on vehicles) and endangering their safety (increased risk of driving accidents).

There are perilously few options for seniors who would prefer to downsize within their communities.

Local businesses—both current and potential—have difficulty filling positions, resulting in decreased hours or shuttered restaurants and stores.

Building new housing is both difficult and expensive, and building new housing that our workers can afford is impossible without some form of financial assistance.

Cost Burden

Over 40% of Columbia County renters are cost-burdened, spending over 30% of their income on housing (Comprehensive Housing Affordability Strategy).  The median worker needs to spend 50% of their income to afford an apartment at Fair-Market Rent (Pattern for Progress, Out of Reach 2025).

Skyrocketing Prices

The median housing sale price surged by 105% since 2019, increasing from $257,500 in 2019 to $527,450 in 2025.  (New York State Association of Realtors)

Homeownership is Unobtainable

There is a $265,000 gap between the median sales price for a house and the mortgage the median worker in Columbia County can afford (Pattern for Progress, Out of Reach 2025).

Inventory Shortage

There is an extremely limited supply of non-luxury housing to rent or buy.
